Each individual over the age of 18 must show a photo ID to tour an apartment.

The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check, money order or credit card for all application and holding fees.
Application Fee: $185 per applicant
Security Deposit: $300 standard, $99 military discount with approved credit.

Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).

Monthly Recurring Charges
We will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Trash: $10, monthly trash fee.
Water, Electric, Cable & Phone: Variable, monthly charges vary based on individual usage and number of occupants.

Are pets allowed at the property?
Yes.
Are there specific pet apartments? No
What pet types are allowed? Dogs and cats.
What is the maximum number of pets allowed per apartment? There is a maximum of 2 pets allowed per apartment.
What is the pet weight limit? The pet weight limit is 30 lbs.
What is the pet age limit? There are no age limits.
What breed restrictions do you have for dogs? The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull Terriers; American Staffordshire Terriers; Yankee Terriers; and Wolf Hybrids.

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rent payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monthly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for that month you are late.

Do you offer short term leases
Yes, 3 month leases must pay a $150 fee per month and 6 to 10 month leases must pay a $75 fee per month.

What lease terms are available?
12 to 24 month lease terms are available. Short term lease options may be available. Please contact the leasing office for more information.

Do you offer furnished apartments?
No.

Do you offer corporate apartments?
Yes.

What are the income and credit qualifications?
Your monthly income must be equal to or greater than 2.5 times your monthly rent payment.

What is acceptable “proof of income” to sign a lease?
You must submit a copy of your last two paycheck stubs or your most recent W-2 form.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
Early termination requires 30 day written notice and you must pay an early termination fee equal to two months’ rent.

Can I change to a month-to-month lease plan after my first year?
Yes, however, there will be an additional fee of $200 added to each month’s rent.

A friend would like to stay at my apartment for a month, is this allowed?
Yes, however, they must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.

Can I install a satellite dish?
No.

Do you have any preferred employer discounts?
Yes, the application fee is waived and the security deposit is reduced for our preferred employers.
Who are your preferred employers? Military, Government, Sentara Hospitals, ODU and EVMS.

What is the size and layout of your apartment building(s)?
The Alexander at Ghent is a 4 story mid-rise building with a total of 268 apartment homes.
Patios are available on first floor apartments that face outward on our property only. Also, our large 2 bedroom apartments include wrap around balconies.

Does the property have a fitness center?
Yes, our fitness center is accessible 24 hours a day, seven days a week.
What equipment is available in the fitness center? Our fitness center comes fully equiped with free weights, stairmasters, cycles, benches & treadmills.

Does the property have a swimming pool?
Yes.
Is your swimming pool heated? Yes.
How many lounge chairs do you have around the pool? Our pool area contains 40 lounge chairs.
How many guests may your residents invite to the pool? We allow 4 guests per apartment home.

What other amenities does the property offer that your competitors may not?
We offer our residents controlled access, a DVD library, a wireless internet café in our lobby and a billiard table.

Does the property have reserved surface parking?
Yes, residents receive 1 assigned spot with a one or two bedroom home and 2 assigned spots with 3 bedroom homes.
Unassigned parking is also available at no cost to residents who have more than one vehicle. Unassigned parking is available on every level, and the entire rooftop of the garage structure contains unassigned parking spaces.

Yes.
What items can be recycled? Paper and plastic.

Does the property offer any special monthly events for residents?
Yes, the 2nd Saturday of every month is designated as "Doughnut Day." We also have a massage therapy room and a massage therapist who comes in on the 2nd and 4th Saturday of every month for appointments. Other appointments can be arranged privately.

What unique features do your apartments offer?
Our apartments feature crown molding, ceiling fans in all rooms, walk in closets, kitchen pantries, track lighting in the kitchen and living rooms, built in mircorwaves, computer workstations, and a full size washer and dryer in every apartment home.

Are gas grills permitted at your property?
No, however, we have complimentary gas grills on the property in each of our 3 courtyards.

Is there any additional storage space available at your property?
No.

Are residents permitted to paint their apartment?
Yes, however, some rules do apply.

Where is your property located?
We are located between Granby Street and Monticello, between 15th and 17th Streets. We are minutes away from downtown in historic Ghent.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.
